New Real Estate Venture in Coachella Valley

The Walt Disney Company is venturing into real estate development with the launch of Cotino, its first Storyliving by Disney community in Rancho Mirage, California. This marks an expansion beyond the company’s existing planned community, Golden Oak, located in Orlando, Florida.

Unique Approach to Real Estate Development

Unlike traditional themed communities where Disney characters and motifs are prominently displayed, Cotino takes a more subtle approach. Claire Bilby, senior vice president of Storyliving by Disney, emphasized that the homes will not be overtly Disney-fied: “We don’t own the land, we have a developer partner, and we work with builders. Disney’s role is to write the story with Imagineers about what that community’s story is going to be.”

According to Bilby, the homes will include soft touches like themed throw pillows or artwork, but these will not overshadow their residential nature: “This is not a themed home. We’ve done nice little soft touches because it’s where they are going to live 365 days a year.”

Target Audience and Amenities

Cotino aims to cater to baby boomers and Gen X residents, who have grown up with Walt Disney. The demographic of Rancho Mirage aligns well with this target group as it is known for its second-home market among these age groups.

To enhance the community experience, Cotino will offer amenities through an Artisan Club. Membership options include access to a table-service restaurant called Architects Fork, an outdoor bar called Plot Twist, a wellness center, outdoor sports courts, and a creative studio for art classes and guest speakers.

Artisan Club members can also enjoy Cotino Bay, a Crystal Lagoons water feature that provides swimming, kayaking, and beach activities.

The first phase of development includes more than 300 homes priced around $1.3 million for a two-bedroom, two-and-a-half-bathroom home. Future phases will introduce additional residential units, condominiums, and dedicated areas for residents aged 55 and older.

Future Developments

Disney is already planning to develop more Storyliving by Disney communities. A second community, named Asteria, is in the works just outside Raleigh, North Carolina. This project is expected to accommodate about 4,000 residents and will be built in collaboration with DMB Development.

While Cotino is not fully complete, Disney’s commitment to expanding its real estate ventures indicates a strategic move into communities that can complement its existing entertainment offerings while also tapping into the growing market for senior living communities.

The launch of Cotino marks an interesting shift in how The Walt Disney Company engages with its fans and potential new markets. As more such communities emerge, they could offer residents not just housing but a unique lifestyle experience rooted in the magic of Disney.
